Development Activity Report – Ward 3

1. Projects in the Planning Process

A total of 13 buildings are currently in the active planning pipeline, amounting to 2,925 new units plus 13 stacked townhomes.  Many of these are on hold awaiting approval of the Mississauga Official Plan (MOP).

Key proposals include:

  • Williamsport Area (1470, 3480 Havenwood / 1485 Williamsport): Two mid-rise rental buildings (10 to 12-storeys) totaling 427 units.

  • Fieldgate Corridor (3403-3445 Fieldgate, 1750 Bloor/3310 Fieldgate): Combined 4 rental buildings up to 22-storeys, yielding 844 units plus 13 stacked towns.

  • Bloor Street (1785, 1840-1850): Two high-rise rental towers at 14 and 18-storeys, together delivering 671 units.

  • Silver Spear /(1355, 1315): Mid-rise towers at 12 and 14-storeys, adding 503 rental units.

  • Golden Orchard (3150–3170): Two 24-storey towers, among the tallest proposals in Ward 3, with 480 rental units.


2. Introduced Without Full Details

These projects have been publicly introduced but lack complete breakdowns:

  • Rathburn / Ponytrail: Estimated 3 buildings, 25-storeys, ~750 rental units.

  • 1315 Bough Beeches: Estimated 2 buildings, 18-storeys, ~400 rental units.

Combined, these add an estimated 1,150 units to the ward’s pipeline. 


3. Partially Developed / Bankruptcy

  • 4064–4070–4078 Dixie Road (Highlight Condos):

  • One 14-storey tower plus 16 stacked towns.

  • 265 condo units.

  • Project is currently stalled under bankruptcy proceedings.


4. Totals & Summary

  • Total Proposed Buildings: 32

  • Townhome Components:

  • 16 towns (in bankruptcy / Dixie site).

  • 13 stacked towns (Fieldgate site).

  • Total Known New Units: 2,925 (planning stage).

  • Estimated Additional Units: 1,150 (introduced without details).

  • Units in Bankruptcy: 265


Overall Potential Growth:


If all proposals proceed, Ward 3 could see an approximate net addition of 4,075 residential units (including towns), though timelines vary widely due to planning approvals, financial viability, and alignment with the City’s new Mississauga Official Plan (MOP) awaiting provincial approval.  With one exception, all are rental units.  The only condo units are in bankruptcy.
